This mixed use project can be an architecturally significant, boutique office and retail center, or a boutique hotel, in the heart of the Design District. Designed by internationally renowned architect Enrique Norten of Ten Arquitectos, this project will bring to Miami' s most sophisticated and hip neighborhood what it has longed for: a new, LEEDs-certified, architecturally significant, class A office and retail building, or a boutique hotel with retail, with plenty of light and air, lots of outdoor space, and ample indoor parking. This project is a boutique, world-class building consisting of approximately 42,500 square feet of leasable space and 90 parking spaces. It will contain eight floors and will be clearly visible as an architectural icon from I-195.
It' s location in the Design District is important. That neighborhood is a chic, sophisticated neighborhood that has seen explosive growth and attention in the last 18 months. It has established itself as the more sophisticated and civilized successor of South Beach. As South Beach rents have skyrocketed, and as that crowd has become decidedly more rowdy, South Beach retailers and companies have gravitated towards the Design District. This explains the explosion of new restaurants, and the opening of Vitra, Driade, Y3, Michael' s Genuine, Pacific Time, Sra. Martinez, Fratelli Lyon, Marni' s, En Avance, and Mai Tardi all within the last 18 months. There are half a dozen more significant retail openings slated for the next 90 days in the neighborhood.
